Where are you viewing the result? In the browser?

Has nothing to do with it.

this did not work, is there an escape character for CRLF or carriage return like I have put for the ampersand above.

Normally & #10;, but want help with your problem I think, the line breaks are in the source and they aren't removed, if you don't do it.
